The main purpose of our real estate agency is to manage the sale and purchase of properties and provide our clients with personalised technical advice. We work mainly in Marina Alta, Marina Baixa and La Safor, although we also operate throughout the Valencian Community and in other regions of Spain.
A successful property transaction requires a series of procedures. Our company can coordinate all of them. They focus mainly on:
– Administrative procedures
– Notarial and Land Registry procedures
– Technical procedures
Each area is explained in greater detail below:
- Administrative procedures. These include obtaining information from local councils about the property’s planning status and any other matters that may affect it. We also handle the necessary dealings with utility providers, including electricity, water and telecommunications contracts and changes of account holder, and check the property’s tax status with Suma Gestión Tributaria.
- Notarial and Land Registry procedures. These cover formalising deeds before a notary, subsequently registering them with the relevant Land Registry and obtaining registry information about the properties concerned. They may be carried out both before and after the main sale or purchase.
- Technical procedures. These are provided directly by our department linked to the architectural practice Puchol Arquitectes and include:
- Energy performance certificates. Documents required for current property transactions under the applicable regulations.
- Descriptive certificates and georeferenced coordinate certificates. Required for declarations of older construction or alterations to existing buildings.
- Valuation reports. Prepared according to the client’s requirements.
- Building Evaluation Reports (IEE). Required in certain cases.
- Other technical certificates. Required for occupancy licences or cadastral regularisations arising from the transaction.
- Architectural projects. Often required, at the client’s request, to refurbish or extend the properties involved.
- Technical and town-planning advice relating to the properties.
