Administration Management. Based on obtaining the necessary information by the Town Councils about your plot and any other issues that may affect your property. Thus, it also includes all necessary actions to consider with the supplying companies (such as electricity, water or telecommunications contracts, changes of ownership, etc.); as well as submit the property's tax situation to the Spanish body of Suma Gestión Tributaria (same as the British HMRC).
- Notarial Notifications and Registrations. Carried out in order to formalise your property's deeds and the necessary registration into the Spanish body Registro de la Propiedad, as well as to obtain all the property's registration information. This can be done both prior to or after the main buy-sell operation.
- Technical Advice. These work is directly provided by our architectural practice called Puchol Arquitectes and includes a wide range of services listed below:
- Technical and town planning advise related to the property.
- Architectural projects. In many cases necessary to carry out the refurbishment and / or extension of the properties, under client's request.
- Miscellaneous Technical Certificates. Necessary to obtain Occupancy License or Cadastral Regularisation that may be required as a result of the operation performed.
- Building Assessment Reports (IEE). Required in some particular cases.
- Valuation Reports. They are made under request of the client's needs.
- Descriptive and Geo-referenced Certificates. Necessary to carry out any old works declaration and / or any other alteration of the existing building.
- Energy Certificates. Document of mandatory compliance in any current real estate operation, according to the current Spanish regulations.
